Records request letter, done right

You have the right to your association's records — the CC&Rs, minutes, budget, reserve study, and more. A written request starts a 10-business-day clock the board is required to meet, and emailed copies must be free. This letter makes the request properly, with the statute cited. What the statute does for you
The board has 10 business days from receipt to fulfill this, per § 57-8a-227(4)(a). Governing documents, the latest minutes, and the latest budget must already be free on the association's website. If website-required items stay missing, $25 per day accrues from day 11 — and after a 10-day demand notice, the statute allows $1,000 or actual damages.

  • the most recently approved meeting minutes
  • the most recent annual budget and financial statement

Please provide the records by email. Under Utah Code § 57-8a-227(5)(c), records provided electronically must be provided free of charge.

Utah Code § 57-8a-227(4)(a) requires the association to fulfill a written records request within 10 business days of receiving it. Please treat the date you receive this letter as the start of that period.
