Who manages Coyote Ridge HOA?

From the Utah Department of Commerce HOA registry, July 31, 2026. Why the expiry matters: under § 57-8a-105 a lapsed association can't enforce assessment liens — how Utah assessment liens work.

What the declaration says
Can the board raise dues? The Management Committee adopts the budget each year and sets each unit's assessment by dividing budgeted common expenses among the units; no percentage cap on increases is stated. Except during the declarant control period, owners may disapprove a budget within 45 days of the meeting where it was presented if 51% of the total allocated interests vote to disapprove at a special meeting called for that purpose.Section 6.2(g) · p. 17
What dues and fees does the declaration set?The declaration does not state a dollar amount for regular assessments. In 2021 it set a $50 payoff information fee (changeable by rule) and authorized a reinvestment fee on transfer in an amount set by the board, with a financial institution's transfer-related cost capped at $250; a $10 fee is allowed for an assessment certificate.Section 5.15 · p. 16
What happens over unpaid dues?Assessments are due 30 days after invoicing; late payments may be charged a $35 late fee plus $35 for each additional month unpaid, and interest accrues at 2% per month on unpaid balances including prior attorney fees. The association has a lien on the unit (including for fines), may sue the owner, foreclose judicially or non-judicially, collect rent from tenants when assessments are over 60 days late, and suspend voting and amenity rights after 14 days' notice.Section 7.2 · p. 20
What insurance does the HOA carry, and who pays the deductible? The association carries a blanket property policy covering the common areas and attached dwellings at 100% replacement cost, including fixtures and betterments inside units such as floor coverings, cabinets, paint and windows; owners of detached dwellings must insure their own units. It also carries at least $2,000,000 general liability, directors and officers coverage, and fidelity coverage for theft of funds. When a loss is covered by both policies, the association's policy is primary but the owner is responsible for the association's deductible, and the association may assess the owner if it is not paid within 30 days of repairs.Section 12.3(b) · p. 34
Does the declaration require a reserve fund?Yes. The association must obtain a reserve analysis and maintain a reserve fund for common area repair and replacement, with a budget line item funding it. A reserve analysis with onsite evaluation is required at least every six years, updated at least every three years, projecting 30 years; owners may veto the reserve line item within 45 days by a 51% vote of the total allocated interests. The declarant has no duty to fund reserves during the declarant control period.Section 18.1 · p. 45
Can owners rent their homes?Any residential unit may be leased or non-owner occupied. Leases must be in writing for an initial term of at least six months, and no occupancy for transient, short-term (under six months), hotel, resort, vacation or seasonal use is allowed. Leasing only part of a unit is prohibited, and the board may adopt rules limiting the number of non-owner occupied units if needed to satisfy lender financing requirements.Section 19.5 · p. 48
What can't owners do with their homes? No accessory structure (shed, detached garage or other outbuilding 120 square feet or larger) is permitted on any lot. Recreational and utility vehicles, boats and trailers may only be parked in a unit's driveway or garage. A trade or business may only be run from a residence if the board approves it and it is not detectable by sight, sound or smell and creates no extra traffic or parking.Section 8.4(d) · p. 24
Do I need approval to change my home's exterior?Yes. No improvement, alteration, fence, landscaping, antenna, satellite dish or exterior refinishing may be made until plans and specifications are approved by the Design Review Board, a body of up to five members appointed by the board. Owners pay a design review fee, and work done without approval violates the declaration and must be removed or corrected within 30 days of notice.Section 8.3 · p. 23
What about pets and parking?Common household animals such as dogs, cats, birds, fish, hamsters and ferrets are allowed, but no more than two animals per unit, and no livestock or dangerous reptiles. Animals kept for commercial purposes, nuisance animals and incessantly barking dogs are prohibited, fecal matter must be cleaned up immediately, and owners are liable for damage their animals cause.Section 10.10 · p. 30
Can the association fine owners?Yes. The association may impose fines, collect rent directly from tenants when owners don't pay assessments, suspend voting rights and suspend use of the recreational amenities, plus any other remedy allowed by Utah law. Any hearing process the board establishes must give at least two weeks' notice and a reasonable chance for the owner to present testimony and evidence.Section 5.9 · p. 14
How is the board chosen, and when does the developer step back? The Management Committee has at least three and no more than seven members, always an odd number, and after declarant control at least three must live in the project as their primary residence; terms are two years, with staggered initial terms. The declarant appoints and removes all committee members and holds all decision-making authority during the Declarant Control Period, which lasts as long as the declarant owns any land within the project.Section 21.2 · p. 51
How do the CC&Rs change?Amendments require a written instrument approved by owners holding at least 67% of the total allocated interests, and are effective when recorded in Wasatch County. During the Declarant Control Period the declarant may unilaterally amend the declaration, bylaws, articles and rules without owner approval.Section 14.1 · p. 39

Questions about Coyote Ridge HOA

10 questions · 8 answered from Utah law · 2 waiting on the board
Answered from Utah lawCommon question · records

How do I get a copy of Coyote Ridge's CC&Rs?

Put the request in writing. Under § 57-8a-227 the association must make its governing documents available — the latest versions must be free on its website if it has one — and must fulfill a written records request within 10 business days. Emailed copies are free; paper copying charges are capped.

Answered from Utah lawCommon question · dues

How much can Coyote Ridge raise dues in a year?

Utah sets no statutory cap — the limit, if any, lives in the declaration. § 57-8a-201 requires the board to adopt a budget and give owners notice of the assessment before it takes effect, and in many communities owners can call a meeting to reject the budget.

Answered from Utah lawCommon question · late fees

What happens if I fall behind on dues?

Unpaid assessments become a lien on the home under § 57-8a-301. The association must follow the statute's notice steps before enforcing — and it cannot enforce a lien while its own registration is lapsed.

What does Coyote Ridge's reserve fund hold right now?

Utah § 57-8a-211 requires a reserve analysis at least every five years and an annual owner vote on funding it. The figure itself lives with the board.

Answered from Utah lawCommon question · fines

Can Coyote Ridge fine me, and how?

Only for violations of the governing documents, and only with the process Utah law requires: written warning first, a chance to be heard, and fine amounts set by a published schedule. A fine without that process is contestable.

Answered from Utah lawCommon question · rentals

Can Coyote Ridge restrict rentals?

Often yes, within limits. § 57-8a-209 restricts what rental limits an association can impose and grandfathers owners who were renting before a restriction took effect — the details live in the declaration, so read it alongside the statute.

Answered from Utah lawCommon question · meetings

Can I attend board meetings?

Yes. Under § 57-8a-226 board meetings are open to owners except during executive session, and owners must get notice of meetings. Minutes are records you can request.

Answered from Utah lawCommon question · collections

Can Coyote Ridge foreclose on my home?

Only at the end of a long, regulated ladder: the debt must be at least 180 days delinquent and the association must first send the certified pre-foreclosure notice § 57-8a-303 requires. Most delinquencies never legally get near foreclosure.

Answered from Utah lawCommon question · buying here

Buying in Coyote Ridge — what do I get before closing?

The seller can request the association's payoff and document packet, and § 57-8a-106 caps what the association may charge for producing it at $50. Ask for the declaration, bylaws, rules, current budget, and any unpaid assessments on the unit before you commit.

What does Coyote Ridge's insurance cover, and what's my deductible exposure?

Utah requires the association to carry property and liability coverage and to share policy details with owners on request. What the current policy actually covers — and what falls to owners — is the board's to publish.
